I’d go for someone who’s used to commercial remediation and recladding, not just a general repair crew. A friend of mine was involved with an apartment block where the first quote only covered surface repairs, but once they opened things up, there were bigger facade and moisture issues hiding behind the cladding. The smoother option was getting a main contractor who could deal with the investigation, trades, council side and the actual rebuild. I had bookmarked from that time because they work around Auckland and cover recladding, remediation, renovations, commercial construction and fit-outs, so they seemed more suited to a building with tenants and compliance stuff involved.
